The Hyderabad Farmland Market: Reading Telangana's Land Belt

Hyderabad has the most active farm plot market of any Indian city. Weekend farm plots, managed plantations and small agricultural holdings marketed to salaried buyers have been sold in volume across the districts surrounding the city for years.

That activity is the context for everything here. A market with this much promotional selling has correspondingly more ways to buy something other than what you thought.

This is a framework for reading it, not a price guide -- figures move constantly and vary sharply between villages, so verify locally.

The record system is the first thing to understand

Telangana integrated agricultural land records and registration into the Dharani portal from 2020, and in April 2025 replaced Dharani with a new portal, Bhu Bharati (bhubharati.telangana.gov.in). For agricultural land, registration and record update run together rather than as separate steps, and the pattadar passbook is the document that matters.

This has a direct consequence for buyers: check whether the survey number is transactable in the system before you pay anything.

Parcels that did not migrate cleanly, or that are classified as government, assigned, endowment, wakf or forest land, can sit on a prohibited property list that blocks transactions. A parcel on that list cannot be bought until the underlying issue is resolved, and resolution can take years.

This is a specific, checkable search, it costs nothing, and it is the highest-value single check in a Telangana transaction. Do it before the advance, not after.

Assigned land deserves separate mention. Land assigned to landless beneficiaries carries a bar on alienation, and sales in breach have been unwound long afterwards. If the record shows assignment, get a specific legal opinion.

The drivers around the city

The outer ring and radial highways. Travel time to employment centres is the mechanism, and the ring road plus radial corridors have pulled activity outward in most directions. Effects concentrate around interchanges.

Pharmaceutical, technology and logistics employment, largely west and north-west of the city, pulling residential demand with it.

The farm plot phenomenon itself. A substantial part of demand in the surrounding districts comes from urban buyers purchasing small agricultural parcels as weekend retreats and long-term holds rather than from farmers. That demand is real, and it has supported prices -- but it means pricing in some pockets reflects promotional activity rather than either agricultural income or a defensible conversion thesis.

Water is the limiting factor

Telangana's position divides between the canal command areas of the Godavari and Krishna systems and the drier interior districts where borewells dominate and tables have fallen substantially.

Around Hyderabad specifically, groundwater dependence is heavy. Lift irrigation schemes have changed the picture in parts of the state, but their benefit follows the command area, not proximity.

Test every borewell in the dry season, ideally March to May, run it for at least two hours, and ask adjoining farmers about re-drilling. A plot demonstrated in December tells you about December. Full method in verifying a farmland water source.

What to verify in this market specifically

The prohibited property list, before anything else.

Whether you are buying a defined parcel. In farm plot and managed plantation schemes, confirm you get a sub-divided survey number registered in your name, not an undivided share or a company interest. See managed farmland for the full question list.

Whether anything built has conversion. Clubhouses and farmhouses on agricultural land without NA conversion are an unauthorised-construction problem you inherit.

Recorded access. An approach track across someone else's field is not a right of way.

The classification and the cultivator. Read the pahani properly, including who has been farming it -- how to read a record like this.

Your eligibility. Ceiling limits apply to the family unit. NRIs and OCI holders cannot buy agricultural land -- see FEMA rules. Farm plot schemes are marketed heavily to the diaspora, which makes this a live issue rather than a technicality.

The resale evidence. Ask what plots in the scheme have actually resold for, not what they are listed at. Thin resale markets are the norm in promoted farm plot schemes, and a developer consent requirement on transfer is common.

Pricing it honestly

Compare the per-acre price against ordinary agricultural land of similar water and soil quality a few kilometres away. The gap is what you are paying for the packaging. Then decide whether the packaging is worth it, using yield math and holding costs.
