Official land record portals, state by state
Every state keeps two kinds of record, usually on two different sites. The land record portal holds the record of rights -- the RTC in Karnataka, the 7/12 in Maharashtra, the patta in Tamil Nadu, the jamabandi in the north -- showing who holds and cultivates the land. The registration portal holds registered deeds and issues the Encumbrance Certificate. Due diligence needs both.
Only official government sites are listed. Search results for these records are crowded with lookalike commercial sites; always check the address ends in .gov.in or .nic.in before entering a survey number or paying for a copy. Many of these portals only load from an Indian internet connection.
Karnataka

What to pull, in order
Start with the record of rights to confirm the owner, the extent and any recorded tenancy or loans -- see how to read an RTC. Then pull a 30-year Encumbrance Certificate from the registration portal, and trace the chain of title. After you buy, the mutation puts your name on the record.
